WEST OF HIGHWAY 101

Coastal Bluffs / Condo Row

The strip between the railroad tracks and the ocean bluff, dominated by multi-unit condo buildings and complexes — Beachaus and Seascape among them — built mostly from the 1970s through 1990s. Units run from one-bedroom to larger bluff-top layouts; several buildings sit close enough to the bluff edge for direct ocean views, and it's a level walk or short bike ride to Fletcher Cove and the Coaster station.

THE ORIGINAL TOWN GRID

Olde Solana / Cedros

The walkable grid around Cedros Avenue and the train station — older single-family homes on modest, pre-1970s lots mixed with small multi-unit buildings and a handful of live/work-style properties above Cedros Design District storefronts. Flat, walkable streets put most of this area within a few blocks of Cedros, the Coaster, and Fletcher Cove.

EAST OF INTERSTATE 5

Lomas Santa Fe / Santa Fe Hills

Hillside terrain east of the freeway with larger lots and detached single-family homes, including the gated Santa Fe Hills and Country Club Villas communities near Lomas Santa Fe Country Club's golf course. This is the inland end of town — a car or a longer bike ride from the beach — and lot sizes here run noticeably larger than west of the 101.

THE TOWN'S NORTH EDGE

San Elijo Lagoon / North Rios

Streets bordering the San Elijo Lagoon ecological reserve at Solana Beach's northern boundary, adjacent to the San Elijo Hills master-planned community across the Encinitas line. Housing here is mostly detached single-family on canyon- or lagoon-facing lots, with direct access to the lagoon's trail network.
